What Do Land Developers Do?
If you're interested in real estate, you might be interested in the different types of jobs that people do in the real estate industry. Some people are land developers, for example. You might be interested in working with a land developer when purchasing land, or you might be interested in developing land yourself. Either way, if you are curious about the different types of things that land developers do, here are a few examples.
Do Their Research
Those who are truly good at land development typically spend time doing their research. They might research the zoning and building laws in an area, and they might look into things like which areas of a city are considered to be up-and-coming and desirable areas. This helps them with things like making the right investment decisions when purchasing land to develop. It also helps them know how to prepare to develop the land they're working on.
Ask for Zoning Changes
In some cases, a land developer might purchase land that is zoned for one purpose but might want to take action to have the land zoned for another reason. For example, they might purchase a plot of land that is zoned for residential use, but they may want to have it zoned for commercial use so that it can be developed for some type of commercial structure. A good land developer typically knows about the zoning laws in the areas where they invest and develop land, which means they will know the steps that need to be taken if they want to make zoning changes.
Divide Lots
In many cases, land developers buy bigger plots of land and then have them separated into multiple smaller plots. For example, they might buy a large piece of residential land and then work with a land surveyor to split the land into multiple, smaller lots that can all be used for building homes. This can help them develop entire neighbourhoods and can sometimes help the developer make more money off their investment. That's because they might be able to sell the individual lots for a cumulative total that is significantly higher than what they paid for the original plot of land.
Prepare Property for Building
Lastly, land developers typically take a lot of steps to prepare land for building. They might have land surveys done, and they might work to have utilities installed. They may work with earthmoving companies and timber companies to cut down trees, clear out brush and flatten out the dirt so that building can begin.
