This helps them with things like making the right investment decisions when purchasing land to develop. It also helps them know how to prepare to develop the land they're working on.

Ask for Zoning Changes

In some cases, a land developer might purchase land that is zoned for one purpose but might want to take action to have the land zoned for another reason. For example, they might purchase a plot of land that is zoned for residential use, but they may want to have it zoned for commercial use so that it can be developed for some type of commercial structure. A good land developer typically knows about the zoning laws in the areas where they invest and develop land, which means they will know the steps that need to be taken if they want to make zoning changes.

Divide Lots

In many cases, land developers buy bigger plots of land and then have them separated into multiple smaller plots. For example, they might buy a large piece of residential land and then work with a land surveyor to split the land into multiple, smaller lots that can all be used for building homes.
